›Which Singapore condo made its sellers the biggest gain?

By gain per year held, Hundred Palms Residences (D19): sellers made a median +10.4% a year, which is +119% or +$990,000 over a median 7.9 years, across 138 resales from Nov 2021 to Oct 2026. Sort the table by total gain in per cent or in dollars for the other two ways of reading it; those favour condos whose sellers bought longest ago.

›How many condo sellers in Singapore lost money?

Of 65,830 resales with the seller's purchase on record from Nov 2021 to Oct 2026, 2,836 sold below what the seller paid, which is 4%. At 54 of the 1,523 condos ranked, the median seller made a loss; the largest median loss is at Turquoise (D04), −44%.

›How is the gain worked out?

It is the sale price less the price that same seller paid, both from URA caveats. It is a gross figure: buyer's and seller's stamp duties, agent and legal fees, renovation and loan interest are not taken off. A condo is ranked once it has 5 or more such sales, and one bedroom type from 3.

›Does a high past gain mean the condo will be profitable to buy now?

No. These are gains made by people who bought years ago, mostly at lower prices, and held for a long time. They show what happened, not what a buyer at today's price will make. The ranking uses the gain a year so condos with different holding periods can be compared, but read the condo's own scorecard for its recent sales.
