How this check works

Resale Price Check answers one question a buyer actually asks: is this asking price fair, and what should I pay? It prices your specific unit against real transactions — not a project grade.

The fair price. We pull same-project, same-bedroom resale and sub-sale transactions within 24 months (widening to 60 if the set is thin), keep only those within ±20% of your floor area, and take a recency-weighted median price-per-square-foot — recent sales carry more weight on an 18-month half-life, because the market moves. Multiplied by your size, that is the fair value; the weighted 25th–75th percentile is the fair range.

The verdict. Asking at or below the range bottom reads good; inside the range, fair; above the top, above market — with the exact dollar and percentage gap to fair.

How is the fair price calculated?
From actual transactions in the same project, same bedroom count, within a 24-month window (widened to 60 months if too few). We take the recency-weighted median PSF — recent sales count more, with an 18-month half-life — and multiply by your unit size. The fair range is the weighted 25th–75th percentile. Comps are filtered to within ±20% of your size so a 2,000 sqft sale doesn’t distort a 1,000 sqft valuation.
What counts as a good price?
If the asking is at or below the bottom of the fair range it reads "good price"; within the range, "fair"; above the top, "above market". The number that matters is the recency-weighted fair value, because the market moves and old sales mislead.
How are the nearby comparables chosen?
Among condos within 1 km that sold the same bedroom count in the last 60 months, the three most alike to your unit — scored on distance, size difference, tenure match and recency — with their actual transacted price and the value that PSF implies for your unit.
Where does the data come from?
URA caveat-lodged resale and sub-sale transactions (new-launch sales are excluded). Market segment is classified by district. Nearby distances use Singapore OneMap coordinates.
