Frequently asked questions
- How much more cash do I need for a more expensive unit?
- On a 75% loan, 25% of the price difference plus the extra Buyer's Stamp Duty. Between a $2,000,000 and a $2,300,000 home, that is $90,000 more upfront: $75,000 more downpayment and $15,000 more stamp duty. ABSD, where it applies, is charged on the full price of each home.
- How much does the monthly instalment change?
- At 2.5% over 30 years, a $2,000,000 home on a 75% loan costs $5,927 a month once the loan is fully drawn, and a $2,300,000 home costs $6,816: $889 a month more. Change the rate and the years in the calculator to match your own loan.
- Does a new launch need less cash upfront than a resale condo at the same price?
- The total is the same: 25% of the price plus the same stamp duties, $569,600 at $2,000,000. The timing differs. A new launch takes 5% on booking, 15% on signing the Sale and Purchase Agreement and the last 5% at the foundation stage. A resale takes 1% for the option, 4% on exercising it and 20% on completion.
- Why is the instalment lower at first on a new launch?
- The bank pays the developer stage by stage, and you pay instalments only on what has been disbursed. On the $2,000,000 example the first instalment is $395 a month, on $100,000 drawn, and it steps up at each construction stage to $5,927 once the loan is fully drawn. A resale loan is paid out in full on completion, so the full instalment starts then.
- How does ABSD change the comparison?
- ABSD is charged on the whole price, so it widens the gap. A Singapore Citizen buying a second home pays 20%: $400,000 on a $2,000,000 home. The calculator applies the rate for the buyer you choose, at the rates in force since 27 April 2023, before any remission.
