About TRIBE

Editorial Policy

How our articles, scorecards and worked cases are made, who is accountable for them, and how to tell us when something is wrong.

Last updated 23 October 2026.

Who writes our articles

Articles bylined TRIBE Researchare drafted with AI assistance. The drafts are built from TRIBE's own datasets and from the public sources each article lists: URA caveat data, HDB resale data, developer price lists and brochures, MAS, IRAS, CPF Board and HDB rules, and bank rate sheets.

Articles bylined Silas Tanare written by Silas himself. An article will only say "Approved by Silas Tan" when he has read and approved that specific article, with the date of his approval. Older articles do not carry that line, because no per-article approval was recorded for them.

How we check the numbers

Every price, per-square-foot figure, rate and percentage should come from a named source or from a TRIBE dataset that is itself built from those sources. Rules (stamp duty, loan limits, CPF use, HDB eligibility) are checked against the official page at the time of writing, and each article shows the date its data runs to.

Transaction data has gaps and delays. Where a figure is an estimate, the article says so. When a rule changes, older articles may be out of date until they are updated; the updated date is shown at the top.

Scorecards and grades

The Resale Project Scorecard and New Project Scorecard grades are calculated by the same published formula for every project. No project can pay for a grade, and no grade is adjusted by hand to favour a project. The factors, weights and data sources are on our methodology page. A grade is a summary of data, not a recommendation to buy.

Who we are, and our conflicts of interest

TRIBE is a team of property salespersons with Huttons Asia Pte Ltd (CEA licence L3008899K). We earn commission when we help clients buy, sell or rent. Silas Tan (CEA R000303I) is responsible for this website.

Huttons is often one of the appointed marketing agencies for new launches, and TRIBE sometimes runs paid ads for a launch. Where that is the case, the project's pages carry a disclosure directly under its grade. The grade itself uses the same formula as every other launch.

Worked cases

Our Worked Cases (illustrative) are examples built to show how the numbers work. The people in them are composites, not TRIBE clients. The figures follow current rules and real transaction data.

Not financial advice

Everything on TRIBE is general information. It does not consider your own finances, and it is not financial, legal or tax advice. Check your own numbers with your bank, CPF Board, HDB or IRAS, or speak to a professional, before you commit to a purchase.

Corrections

If you spot an error, tell us through the contact page with the page link and what is wrong. We correct factual errors and change the article's updated date when we do.
