Gold years are fixed; the rest follow SORA. Tap any package for its terms: lock-in, selling, repayment and switching. A dash means the bank gives no rate for that year.

Frequently asked questions

What is the cheapest home loan rate in Singapore today?
As of 14 Oct 2026, the cheapest fixed rate for a completed private home is 1.45% in the first year, from CIMB and DBS. The cheapest floating rate is 1.44%, from HSBC. For a new launch still under construction, the cheapest is 1.33%, from OCBC. Most packages need a minimum loan, so the lowest rate for a smaller loan can be higher.
How often are these rates updated?
Every day. TRIBE reads the banks' current packages each morning and updates this page when any rate changes; the last read was 14 Oct 2026. Floating rates are worked out on that day's SORA, so they shift a little most days.
What is the monthly instalment on a $1,000,000 home loan?
Over 30 years, $3,427 a month at 1.45% and $3,422 a month at 1.44%. Enter your own loan and years in the table above to see the instalment for every package.
Can I get a lower rate than the ones listed?
Often, yes. Banks hold packages they do not publish, and the rate offered depends on the loan size and the property. Leave your loan details on this page and TRIBE will check what the banks can offer you, free and with no obligation.
Should I take a fixed or a floating rate?
A fixed rate stays the same for the fixed years, usually one to three, so the instalment does not move in that time. A floating rate follows SORA, the interbank rate published by the Monetary Authority of Singapore, and moves with it. Today the cheapest fixed rate is 1.45% and the cheapest floating rate is 1.44%; 3-month SORA was 1.24% on 13 Oct 2026.
What is a lock-in period?
The years in which the bank charges a penalty if you repay the loan early or move it to another bank. 29 of the 44 packages on this page have one, of one to three years.
What happens if I sell my home during the lock-in?
Usually you pay the bank's penalty for repaying early. Some packages waive or refund it when the home is sold; on this page, CIMB, DBS and RHB state such a waiver on at least one package, often only after the first year or if a new loan is taken up. UOB, DBS and RHB also state when you can repay part of the loan without a penalty. Open any package in the table to see its terms on selling, repaying and switching.
Are loans for a new launch different?
Yes. A home under construction takes a floating package, and the bank pays the developer in stages, so the instalment starts low and rises as the building goes up. 13 of the 13 such packages on this page have no lock-in.
Which banks are compared?
44 packages for private residential property from 10 lenders: CIMB, Citibank, DBS, HSBC, Maybank, OCBC, RHB, Singapura Finance, Standard Chartered and UOB. A bank can change a package at any time and may offer a different rate for your loan, so confirm the rate with the bank before you commit.
