In 2026 he built the Resale Project Scorecard (RPS), a proprietary system that scores every resale condominium in Singapore — 2,357 properties — across seven weighted factors covering secondary-market performance, schools, size efficiency, MRT access, tenure, rental yield, and future transformation. A separate scorecard for new launches (NPS), built on its own district-level framework, is now live.
