In the 12 months to Oct 2026, 242 office units sold at a median $2,216 psf (median price $1.39M); 227 retail units sold at a median $3,172 psf (median price $1.21M); 11 shophouse units sold at a median $4,157 psf (median price $5.5M). Prices swing widely by building: a ground-floor shop in a busy mall and an upper-floor unit in an older complex can differ several times over, so compare within one building.

The median strata office sold for $2,100 psf in 2022 and $2,119 in 2025, up 1%. Retail went from $2,657 to $2,953 psf, up 11%. A yearly median moves with which buildings sold, so treat it as a guide.

Of 1,414 resales where the caveat shows what the seller paid, 73% sold for more than they bought at. The median seller made $160k, or 2.0% a year, before stamp duty, GST, agent fees and the rent collected while they held it.

Buyer’s stamp duty on non-residential rates (1% to 5% in bands, 5% on the part above $1.5 million).
