Methodology and source
- Source. URA REALIS private residential caveats, resale and sub-sale only; new-sale (developer) caveats are excluded. Feed retrieved to 14 Jun 2026, covering 2,349 projects. Same dataset behind the trailing-12-month tables on every RPS scorecard.
- Median, not mean. Every PSF and price figure is the median of the caveats in the calendar month (by contract date). Medians resist the handful of penthouse or shoebox deals that skew an average, but they still move with the mix of units sold — these are simple medians, not a quality-adjusted index, so they will not match URA’s official Property Price Index.
- Minimum thresholds. District median: 3+ caveats. District MoM / YoY: 10+ caveats in both months. Top movers: 5+ caveats in both months. Below a threshold the cell shows “—” rather than a number one transaction could set.
- Publication and freezing. Caveats lodge weeks after a sale, so a month is published only once the feed reaches at least the 14th of the following month, and its volume is provisional relative to a longer lag. Figures are frozen at publication and never restated; each archive edition shows what was known when it was published. This edition was generated 16 Sep 2026.
- Aggregates only. No individual caveat is published here. Project-level figures appear only for movers with 5+ caveats in each month.
