PSF is the caveat’s transacted price over its strata floor area. District medians are pooled across every project in the district, so unit mix shifts month to month; read a single month’s change alongside the YoY column, and check a specific project on its scorecard.

Top movers, March 2026

Biggest month-on-month moves in project median PSF versus February 2026, among projects with 5+ resale and sub-sale caveats in both months (11 projects qualified; up to 10 shown per side). Prior-month figures in brackets. A project’s monthly median moves with which units sold — this is a watch-list, not a valuation.

Methodology and source

  • Source. URA REALIS private residential caveats, resale and sub-sale only; new-sale (developer) caveats are excluded. Feed retrieved to 14 Jun 2026, covering 2,349 projects. Same dataset behind the trailing-12-month tables on every RPS scorecard.
  • Median, not mean. Every PSF and price figure is the median of the caveats in the calendar month (by contract date). Medians resist the handful of penthouse or shoebox deals that skew an average, but they still move with the mix of units sold — these are simple medians, not a quality-adjusted index, so they will not match URA’s official Property Price Index.
  • Minimum thresholds. District median: 3+ caveats. District MoM / YoY: 10+ caveats in both months. Top movers: 5+ caveats in both months. Below a threshold the cell shows “—” rather than a number one transaction could set.
  • Publication and freezing. Caveats lodge weeks after a sale, so a month is published only once the feed reaches at least the 14th of the following month, and its volume is provisional relative to a longer lag. Figures are frozen at publication and never restated; each archive edition shows what was known when it was published. This edition was generated 16 Sep 2026.
  • Aggregates only. No individual caveat is published here. Project-level figures appear only for movers with 5+ caveats in each month.

What was the median condo resale PSF in Singapore in March 2026?
Median resale PSF across Singapore condos was $1,732 psf in March 2026, up 0.3% on February 2026 and up 1.4% on March 2025, per TRIBE analysis of URA REALIS data. 1,107 resale and sub-sale caveats were lodged island-wide across 582 projects in March 2026; the median transacted price was $1.68M.
Which district had the most condo resale transactions in March 2026?
District 9 (Orchard, River Valley) had the highest median PSF among districts with 10 or more caveats, at $2,478 psf; District 19 (Hougang, Punggol, Sengkang) was the most active with 168 caveats at a median of $1,652 psf.
How does TRIBE calculate these figures?
Every figure is a median, not a mean, of URA REALIS resale and sub-sale caveats lodged in the calendar month (new-sale developer transactions are excluded), pooled across all 28 postal districts. A district median is shown only with at least 3 caveats and a month-on-month or year-on-year change only when both months have at least 10; a project qualifies as a mover only with at least 5 caveats in both months. Figures are frozen when the month is published and never restated. Source feed to 14 Jun 2026; page generated 16 Sep 2026.
