How to read the map and the colours

Every home is drawn floor by floor, coloured by unit type, in the same colours as the developer’s site plan. Tap a stack or its number to pick it. Drag to move the map; hold Ctrl or Command and drag (or right-drag) to turn and tilt it. On a phone, two fingers move, twist and tilt it, and one finger does in full screen. Zoom in to see every stack number. Navy: your stack. Orange: your storey. Dashed gold line: the view straight out of the window. Dark patches: shadows of the taller buildings at 15:00 on 2/10.

Computed for the middle storey of each tower (storey 3 in the 5-storey blocks). Sun columns are hours of direct sun on the window on 21 June and 21 December after shading by other buildings; “Afternoon sun” lists the months with an hour or more after 2pm. Frequently asked questions

Which Bagnall Haus stacks avoid the afternoon sun?

At mid-height, 7 stacks get less than an hour of direct sun after 2pm in every month: #09, #10, #11, #19, #20, #21, #23. The model counts shading by neighbouring blocks; the page's tool shows the figures for any storey.

Which Bagnall Haus stacks take the afternoon sun most of the year?

13 stacks get an hour or more of direct sun after 2pm in at least ten months at mid-height: #01, #07, #08, #12, #13, #14, #15, #16, #17, #18, #22, #27, #28.

Which Bagnall Haus stacks have the most open view?

The most open stacks at mid-height are #03, #04, #05, #06, #11, #24.

Which Bagnall Haus stacks look straight at another block?

#01 faces Block 815 23 m away; #02 faces Block 815 24 m away; #07 faces Block 815 23 m away; #08 faces Block 815 22 m away; #09 faces Block 811 8 m away; #10 faces Block 811 14 m away; #11 faces Block 811 9 m away; #18 faces Country Park Condominium 13 m away; #19 faces Block 815 12 m away; #22 faces Country Park Condominium 18 m away; #24 faces Block 811 23 m away; #25 faces Block 811 22 m away; #26 faces Block 811 24 m away; #27 faces Country Park Condominium 21 m away; #28 faces Country Park Condominium 12 m away. Each of those buildings is at least as tall as the stack facing it, so no storey looks over it.

Which Bagnall Haus stacks face a pool?

25m Lap Pool: #01, #02, #07, #08, #09, #20, #21, #24, #25, #26. A stack counts when at least a quarter of the sight lines across its window reach the water before another tower.

Which Bagnall Haus stacks face a road?

Upper East Coast Road: #03, #04, #05, #06. Bedok Road: #23. These have the road within 80 m straight ahead with no other tower of the project in between.

Can I see the Bagnall Haus floor plans?

Yes. Pick a stack and its floor plan shows beside the map, as the developer published it: 21 layouts, each with its size, the units it applies to and a key plan. Tap it to enlarge.

How this is worked out, and its limits

Stacks are traced from the developer’s site plan onto the map, and the sun and view are worked out against the buildings around them. Details are as at 2026-10-02 and can change.

Show the method and its limits

Where the stacks are. Each stack’s outline is traced from the developer’s site plan and fitted to the land parcel on the map. Expect positions within a few metres and bearings within a few degrees. Unit types come from the colour the site plan gives each stack and add up to the published unit mix, and the map uses those same colours; 28 of the 28stacks are also named on the developer’s floor plans, and all of those match.

Facing. The facing is the side the living room and balcony are on, read from the developer’s floor plan for each of the 28 stacks. End and corner homes also have bedroom windows on a second side, which the tool does not model.

What it looks onto. The pools, lawns, courts and pavilions are read off the developer’s site plan and placed on the map with the same fit as the stacks, so they are right to within a few metres. A stack “looks onto” a pool when at least a quarter of 17 sight lines across its window (40° either side of the facing) reach the water before another tower of the project. It “faces out of the estate” when the site boundary is within 50 m straight ahead. Facility names and positions are the developer’s and can change before completion.

Heights. Towers use the developer’s storey counts at an assumed 3.2 m per storey. HDB blocks use HDB’s highest-storey records; other buildings use their storey count or a typical height for their type. Every building is modelled as its footprint raised straight up: no roofs, balconies, trees or slopes.

Sun. The same solar model as the Sun Path & Facing Calculator, checked to within about three minutes, with a building in the way counted as shade. The window is a point at mid-storey height on the middle of the outside wall. Balconies, overhangs and cloud cut real sun further, so read the hours as a ceiling.

Floor plans. The developer’s own pages, unaltered, matched to each stack by the layout code on the developer’s schematic diagram. A stack the plan lists as a mirror unit is the plan flipped. Floor plans: Roxy-Pacific Holdings, Bagnall Haus brochure. Developer's plans, approximate and subject to change.

Prices. Prices are the developer’s price list by unit type, as at 1 Oct 2026: the lowest and highest asking price for each type, not a price for one home. Anything the developer has not published is not shown. The “Prices + budget” button places every home between the list’s lowest and highest price for its size, higher storeys and better views towards the top: an estimate inside the developer’s range, not its price for that home. Details are as at 2026-10-02 and can change. Sources: Developer website, brochure and floor plans; URA developer sales and land lot map; OpenStreetMap; URA caveats; OneMap.
