Bedok's Flat Record Broke Six Times This Year. All Six Were One Project.

A S$1.54 million five-room flat gave Bedok its sixth five-room price record of 2026. All six were set inside one newly-MOP project that accounts for 6.7% of the town's five-room resales and carries 36 more years of lease than the rest of them.

A five-room flat at 152B Bedok South Road resold for S$1.54 million in October — S$1,266 psf on 113 sqm, on the 13th to 15th storey. It is the first HDB flat in Bedok ever to sell above S$1.5 million, and EdgeProp reports that the record it broke — S$1.48 million, S$1,217 psf — was set one day earlier, in the same block, in the same three-storey band.

Bedok records have been written up repeatedly this year — a four-room at S$1.12 million, then S$1.17 million, then S$1.19 million, a five-room at S$1.45 million. We checked how many times the ceiling actually moved. Across all 242,454 registered HDB resale transactions from January 2017 to October 2026, Bedok's five-room ceiling broke six times in 2026 — and all six breaks happened inside one project, Bedok South Horizon, which is 6.7% of the town's five-room resales this year.

The record is not measuring Bedok. It is measuring the arrival of 940 flats with 95 years of lease on them in a town whose other five-room sellers average 59.

The six breaks

Bedok South Horizon is eight blocks of 16 to 18 storeys, 940 flats, leases commencing 2022, and newly past its five-year minimum occupation period. Its first resale registers in April 2026. Six months later it holds every one of the top ten HDB resale prices ever recorded in Bedok.

The prior record was S$1,180,000, set in November 2024 at 747A Bedok Reservoir Crescent. Bedok South Horizon's first break cleared it by S$200,000 — 16.9% — in a single transaction, and the ceiling has risen S$360,000, or 30.5%, in six months. In the nine years before 2026 the Bedok five-room record moved twenty times in total.

The psf series runs identically: 27 all-time breaks since 2017, the last six all at this project, the previous high S$1,044.05 psf at the same 747A block.

What the two numbers compare

This is the comparison the headline never makes.

The gap is S$606,000 on price (+77.3%) and S$539 on psf (+89.3%). Note that the psf gap is the larger of the two, because the new flats are smaller — 113 sqm against a town median of 121. A buyer at Bedok South Horizon is paying a 77% price premium for 7% less floor area and 36 more years of lease.

Of the 168 non-Bedok South Horizon five-room resales this year, only nine have a lease commencing 2006 or later. The modal lease years are 1978 and 2000. These are not two prices for the same thing.

How a 6.7% project moves a town median

Means are exactly additive, so this part is arithmetic rather than inference. Bedok South Horizon is 12 of 180 five-room resales — a weight of 0.0667. Its mean price is S$1,393,657.33; the rest of Bedok's is S$800,662.62. The uplift it contributes is 0.0667 × S$592,994.71 = S$39,532.98, and S$800,662.62 + S$39,532.98 = S$840,195.60, which is the observed mean for all 180. The same operation on psf gives +S$35.35, and S$615.50 + S$35.35 = S$650.85, the observed figure.

The town's five-room median is up S$42,500 (+5.67%). Of that, S$19,500 (+2.60%) is the rest of Bedok repricing and S$23,000 (+2.99%) is the new project being counted — 54.1% composition. On psf the split is +14.30 against +21.22, or 59.7% composition.

The same effect explains Bedok's million-dollar flats. Ninety Bedok resales crossed S$1 million this year. Thirty-six of them are Bedok South Horizon, and 65 of the 90 (72.2%) are in 2022-lease projects. Every single one of the 29 four-room million-dollar sales in Bedok this year is in a 2022-lease project. The remaining 25 are almost all executive flats and 2010s-lease five-rooms.

Is Bedok the exception?

Partly. We tested the mechanism islandwide by finding, for each of the 131 (town, flat type) combinations in the data, the all-time maximum price and when it was set.

Eighty-four of the 131 all-time records currently sit in 2026. That on its own means little — in any rising series the records cluster at the end, and the islandwide median has gone from S$612,888 in January 2025 to S$670,000 now. The test that matters is whether young stock is over-represented among record-setters relative to how often it transacts at all.

Recently-resaleable projects set this year's town records at 2.85 times their share of transactions. The lease version of the same test: 60.7% of the 84 records were set by flats with 85 or more years of lease remaining, against a base rate of 32.0% among all 2026 resales.

But the effect is specific to the formats HDB still builds:

No executive or multi-generation record anywhere in Singapore was set by new stock, because there is none — HDB stopped building both. Their records come from 1980s and 1990s flats, median lease commencement 1994, and they have to be earned on price.

Bedok is the purest case in the set. It holds three of the 21 recently-resaleable 2026 records, more than any other town, and four of its five flat-type records are now held by post-2020-lease stock:

The only Bedok record held by old stock is the one HDB cannot replace.

The four-room record shows the mechanism twice over. Bedok South Horizon took it three times between April and July — S$1.12m, S$1.17m, S$1.19m, all at 154B — and was then overtaken in August and October by 222A Bedok North Drive, a second 2022-lease project whose first resale registers in August 2026. Two newly-resaleable projects leapfrogged each other for the same town record inside six months.

What this does not say

Three-quarters of 2026's town records were not set by new stock. Twenty-one of 84 is a real and over-represented minority, not the typical case. Bedok is unusually clean; most towns are not.

This is not an islandwide record. The highest HDB resale price in the data is S$1,728,000 — 96A Henderson Road in Bukit Merah, April 2026. Bedok's S$1.54 million ranks 17th.

It is not evidence that Bedok is overpriced or that the buyers overpaid. The composition arithmetic above says what the town median measures; it says nothing about whether S$1,266 psf for 95 years of lease, in the precinct next to the S$2.128 billion Bayshore Drive site, is a good price. That is a different question and this data cannot answer it.

The record sequence is a method choice, not a fact. The dataset carries registration months, not days, so the two October breaks at 152B cannot be ordered from it; we take EdgeProp's dating. The count of six 2026 breaks is robust to that.

October 2026 is a part month — 750 rows islandwide, 53 in Bedok, retrieved on 9 October. Every figure labelled "2026 YTD" includes roughly a third of October. Figures through September are the last complete months.

What to do with this

If you own an older Bedok five-room, the town record is not your comparable and neither is the town median. Your comparable is the 168-sale distribution with a median of S$784,000 and 59 years of lease — and that distribution rose 2.6% over the past seven months, not 5.7%. Price off blocks with your lease decade, not off the headline.

If you are selling at Bedok South Horizon, the ceiling has moved S$360,000 in six months on twelve transactions. Twelve is a thin series for a 940-flat project with a long way to go; the last two breaks came from the same block and the same storey band, which is a stack, not a market.

If you are buying there, you are paying for lease and newness in the most direct form the HDB market offers: 36 more years of lease for 77% more money and 7% less floor area. The arithmetic that matters is whether 36 years of lease is worth S$606,000 to you over your actual holding period — not whether a record was set.

If you are reading town records as a market signal, read the base rate instead. Records now break at 2.85 times the rate new stock transacts, and 84 of 131 all-time town records sit in a single year. A record tells you a project reached resale, more often than it tells you a town repriced.

Method

All computed figures are from HDB's registered resale transactions on data.gov.sg — 242,454 rows covering January 2017 to October 2026, retrieved 9 October 2026. The October 2026 month is incomplete (750 rows islandwide). psf is computed as resale price ÷ (floor area in sqm × 10.7639). Bedok South Horizon is identified as the eight blocks on Bedok South Road with leases commencing 2022; the identification is cross-checked against EdgeProp's independently reported counts of 60 resales since April, 36 of them above S$1 million, and 12 five-room units with a minimum of S$1,265,000 — all four reproduce exactly from the dataset, as do the S$1.54m and S$1.48m sales and their psf. A "project" elsewhere in the islandwide test is defined as a unique town, street name and lease commencement year; the headline 21-of-84 result is unchanged under a block-level definition. "Recently resaleable" means the project's first resale anywhere in the dataset falls two years or less before the record. Because the series begins in January 2017, projects already resaleable before then are left-censored at that date; 42 of the 131 record-setting projects are, which can only understate their age and so cannot inflate the result. Every headline figure was computed by three independent routes — pandas over the downloaded file, live filtered API queries, and pure-Python aggregation — with no disagreements; the mean decomposition closes exactly against the observed means. Transaction counts, storey bands, areas and leases are as HDB registers them. The project's 940-flat and 16-to-18-storey counts, its minimum occupation period status, and the one-day gap between the last two record sales are as reported by EdgeProp and 99.co and are not verifiable from resale data.
