How to read these figures
Land bid is the winning tender price per sq ft of floor area the developer may build, on the day the Government awarded the site. Est. breakeven is an estimate of the price per sq ft at which the developer makes nothing, after building, financing, taxes and marketing; it is not a developer figure. Launch day is the average price per sq ft of the homes the developer sold on launch day, from lodged caveats; where a project's first sales were spread over several weeks with no single booking day, it is the average of the first four weeks. A site with no launch-day price has not launched, or its first sales are not yet on record. Districts are postal districts; CCR, RCR and OCR are the Core Central, Rest of Central and Outside Central regions. Projects on collective-sale sites are left out: their land price leaves out the charges paid on top, so it does not compare. Source: Squarefoot land sales, checked 2026-10-09.

Why the land price matters to a buyer
The land is the largest single cost in a new condo, and it is paid years before the first home is sold. A launch's price list is set with that bid in mind, so the bid tells you where a developer's floor sits long before the showflat opens. Reading a district's bars left to right shows how that floor has moved; the gap between a bar and its green mark shows how far above the land cost each project launched. None of this says what a future launch will cost: it is what past tenders and past launches actually paid.
