How this check works

Resale Price Check answers one question a buyer actually asks: how does this asking price compare with recent sales? It benchmarks the unit against real transactions — not a project grade or a formal valuation.

The comparable-sales benchmark. We pull same-project, same-bedroom resale and sub-sale transactions within 24 months (widening to 60 if the set is thin), keep only those within ±20% of your floor area, and require at least three usable sales. With fewer than three, the tool lists the limited evidence and warning but shows no price benchmark, range or asking-price conclusion. With three or more, it takes a recency-weighted median price-per-square-foot — recent sales carry more weight on an 18-month half-life, because the market moves. Multiplied by your size, that is the benchmark; the weighted 25th–75th percentile is the comparable range. When the recorded prices sit within 10% of each other, or there are fewer than eight sales, the range shown is widened so it reaches at least 8% either side of the benchmark. That widened band is a model tolerance, not observed sales: the verdict, the figures and the export call it a tolerance band and state the observed percentiles beside it. It is not adjusted to a single recommended price for floor, condition, facing, layout or renovation.

The comparison. When at least three usable same-project sales support the benchmark, asking at or below the range bottom, inside it, or above the top is described literally — with the exact dollar and percentage gap to the benchmark. If you enter a floor, the result also flags when that project-wide benchmark may read high or low.

The three nearest comparables. Among condos within 1 km that sold the same bedroom count recently, the three most alike to your unit by distance, size, tenure and recency — each with its transacted price and the value its PSF implies for your unit.

Frequently asked questions

How is the comparable-sales benchmark calculated?
From actual transactions in the same project, same bedroom count, within a 24-month window (widened to 60 months if needed). At least three usable same-project sales are required before a price benchmark, range or asking-price comparison is shown. We take the recency-weighted median PSF — recent sales count more, with an 18-month half-life — and multiply by your unit size. The comparable range is the weighted 25th–75th percentile. Where those two sit within 10% of each other, or fewer than eight sales are available, the range shown is widened so it reaches at least 8% either side of the benchmark. That widened band is a model tolerance, not observed sales: it is labelled a tolerance band in the verdict, the figures and the export, with the observed percentiles stated beside it. It is a transaction benchmark, not a formal valuation or a floor-adjusted recommended price.
How should I read the result?
With at least three usable same-project sales, the result says whether the asking is below, within or above the recent comparable-sales range. With fewer than three, it shows the limited evidence and warning but no price conclusion. It does not declare a unit good or bad. Renovation, facing, condition, layout and floor can justify a difference; add the floor so the tool can flag when the project-wide benchmark may read high or low.
How are the nearby comparables chosen?
Among condos within 1 km that sold the same bedroom count in the last 60 months, the three most alike to your unit — scored on distance, size difference, tenure match and recency — with their actual transacted price and the value that PSF implies for your unit.
Where does the data come from?
URA caveat-lodged resale and sub-sale transactions (new-launch sales are excluded). Market segment is classified by district. Nearby distances use Singapore OneMap coordinates.
