Our Rental Yield Factor Measures Yield Correctly. Inside a District It Points the Wrong Way.
Checked against 186,444 rental contracts and 23,661 resale prices, the yield we publish for a condo lands within 0.2 points of the market. But hold district and tenure still and its high scorers gain 1.6 points of rent and lose 2.6 of capital.

Holding Longer Doesn't Raise Your Return. It Narrows the Spread by Two-Thirds.
Pooled, annualised returns fall from 6.6% on a two-year hold to 2.7% on a twelve-year one. Hold the purchase year still and the longer hold wins in 11 of 15 buyer cohorts. Time barely moves the level — it cuts the spread from 13.3 points to 4.4.

The $500,000 Four-Room Is Back. The Twenty Years of Lease Are Not.
The share of four-room resales under $500,000 bottomed at 3.6% last September and has climbed to 9.2%. The median four-room price did not move. What fell was the floor — and what it buys now has 59 years of lease left, not 78.

One formula. Where we market a launch, its page says so. Every resale condo runs through the same seven factors and every new launch through the same five, the same way, every time.
Data-driven. 236,000+ URA REALIS transactions analysed, 2,350 resale condos scored and 87 active launches graded, refreshed every quarter.
Published. Every weighted factor, formula and data source is public. Read it, stress-test it, disagree with it.

When we finally found the right home, he worked tirelessly to negotiate a fair price and coordinated everything so the handover matched our sale timeline perfectly.”“Silas Tan was a pleasure to work with in our property search. He doesn't push you and understands and prioritises the needs of his clients.”“I highly recommend Silas Tan as a property agent of the highest calibre. … He gave sound advice, followed through on every commitment, and made what could have been a stressful journey a smooth and reassuring experience.”“He provided clear, honest advice, kept us well-informed throughout the process, and always acted in our best interests.”What buyers ask us first.
What is the TRIBE Resale Project Scorecard (RPS)?
RPS scores 2,350 Singapore resale condominiums on seven weighted factors and gives each one a 0 to 10 score and a letter grade from S to D. It is built on 236,000+ URA REALIS transactions, and the scores were last refreshed in October 2026.
How is a condo graded?
Every resale condo is scored on the same seven factors: Project's Historical Performance (25%), Primary School Effect (20%), Project Size (16%), MRT Proximity (13%), Tenure (10%), Rental Yield (10%), Future Transformation (6%). The weighted total is the 0 to 10 score, and the letter grade ranks the project against condos of the same vintage, from S down to D.
Is TRIBE free to use?
Yes. All 2,350 resale scorecards, the grades for 87 new launches now selling and the full methodology are free to read, with no sign-up. A consultation is optional and is arranged only if you ask for one.
Who runs TRIBE?
TRIBE was founded by Silas Tan (CEA R000303I) and Hao Feng (CEA R064409H), both licensed property agents and District Directors at Huttons Asia Pte Ltd. Silas is a former mortgage banker (AVP) and created the RPS and NPS scoring frameworks.
How often are the scores updated?
Resale scores are refreshed every quarter, most recently in October 2026. New-launch prices and balance units are updated from developer price lists, last on 25 Oct 2026, and the monthly sales figures are URA’s developer-sales data for September 2026.
